Don’t buy a house for 1 euro until you read this
I have been running a €1 house project for some time now and have learned a lot about buying a €1 house in Italy.
I even applied to this project the approaches that investors use when buying real estate for commercial purposes, and this allowed me to weed out 80% of the participants. At the same time, I began to study and analyze the 1 euro house program in France 2023.
As for Italy, I am a supporter of the idea that you need to look at 1 euro at home solely in terms of money and expenses.
If your investment in renovation will allow you to bring your house to a higher price segment and make a profit of at least 25% — you should invest in this house under the 1 euro house program. Why is that?
Judge for yourself:
Italy has high utility bills. These amounts are objectively overpriced, but in fact, you do not receive any additional privileges or comfort.
The money that you give as a guarantee that you will complete the renovation within 3 years is essentially frozen and even loses its value due to inflation.
High taxes on a second home from the state of Italy
Since most likely you are buying a house in Italy but you are in another country. Add to this the cost of travel that you have to do.
High costs for registration of the transaction and project documents for the start of the renovation.
